4. Rent and Payment:

6. Guests and Visitors:
Daytime Guests:
The Tenant may have guests during the day but is responsible for their behavior and any damage they may cause.
Overnight Guests:
Overnight guests are allowed with a limit of ["2 consecutive nights” unless written permission is obtained from the Landlord.
No more than [10 that's a total of 1 person] overnight guests are allowed at a time.
Notification:
The Owner and house mates should be notified in advance if the Tenant plans to have overnight guests for more than [3 weekend nights and 4 days during the week].
Guest Behavior:
Guests should adhere to all house rules and regulations.
The Tenant is responsible for the conduct of their guests at all times.
9. Termination and Notice:
Terms for Terminating the Agreement:
By Landlord: If the Tenant breaches any terms of this agreement, the Landlord has the right to terminate the rental agreement with a [e.g., "30-day"] written notice.
By Tenant: The Tenant may terminate this agreement with a [e.g., "30-day"] written notice without cause or immediately with a valid cause, such as failure by the Landlord to maintain the premises.

Early Termination:

10. Legal and Compliance: |

Compliance with Rental Laws:
Both the Landlord and Tenant agree to comply with all local and national rental laws and regulations pertaining to room rentals.
Liability Clauses:
The Landlord is not liable for any personal injuries that may occur within the rented room or common areas.
The Landlord is not responsible for any loss or damage to the Tenant's personal belongings.
Insurance:
The Tenant is advised to obtain renter's insurance to protect their personal belongings.
The Landlord must maintain property insurance covering structural damages to the property.
Pets:
Pets are [ "allowed with a $200 deposit", etc.] in the rented room.
Subletting:
The Tenant is not allowed to sublet the rented room without written permission from the Landlord.
11. Privacy and Consent:
Property Access:
The Landlord may access the rented room for the following reasons:
Routine inspections.
Maintenance or repairs.
Showing the room to potential future tenants or buyers.
Notification:
Except in emergencies, the Landlord agrees to provide the Tenant with a notice before entering the rented room.
Emergencies:
In the event of emergencies like fire, water leaks, or essential repairs, the Landlord may enter the room without prior notice to ensure safety and to prevent property damage. |

Inspections:
Regular inspections may be conducted by the Solar Power Electrical company every [e.g., "6 months"]. The Tenant will be notified in advance.
12. Indemnification:
The Tenant agrees to indemnify and hold harmless the Landlord from and against any liabilities, damages, claims, or costs (including attorney's fees) arising out of the Tenant's use, possession, or occupancy of the rented room and common areas, or from any breach of this agreement by the Tenant.
The Landlord agrees to indemnify and hold harmless the Tenant from and against any liabilities, damages, claims, or costs (including attorney's fees) arising from structural defects of the property or negligence on the part of the Landlord.
13. Legal Compliance and Governing Law:
Compliance:
Both parties agree to abide by and comply with all local, state, and federal laws and regulations related to the rental and occupancy of residential properties.
Governing Law:
This agreement shall be governed by and construed in accordance with the laws of [ “Missouri or Kansas, United States"].
Disputes:
Any disputes arising from or related to this agreement shall be resolved through mediation. If mediation is unsuccessful, the parties agree to seek resolution in a court of competent jurisdiction in Jackson County State of Missouri.
